Paris 16th Property Prices in 2026: A Market Finding Its Level

The property market in Paris’s 16th arrondissement is entering a phase of stabilisation in 2026, says Paris Ouest Sotheby’s International Realty, after a fall of around 12% from its 2022 peak. Supply of prime homes has rarely been so plentiful. Buyers compare, take their time and negotiate, unless the property is flawless.

Paris 16th property in 2026: why supply is so plentiful

Supply of prime property for sale in the 16th has rarely been so wide. Many wealthy owners are considering selling part of their property portfolio before moving to countries with gentler tax regimes, such as Italy. Buyers know it. They view more homes and only sign when a property truly meets their expectations.

Prices stabilising after two years of correction

After two years of decline, prices in the 16th arrondissement sit around 12% below their 2022 peak. For Arnaud Lewandowski del Perugia, director of Paris Ouest Sotheby’s International Realty, 2026 marks a healthy stabilisation of prices. The market no longer falls across the board: it now draws a clear line between flawless homes and the rest.

The northern 16th: La Muette, Victor-Hugo and Trocadéro

The north of the arrondissement remains the most sought-after area. Expect around €11,500 per square metre to buy there, and up to €17,000 for an apartment in good condition, well located and impeccably kept. For flawless homes, some international and expatriate families will go as high as €28,000 per square metre.

Avenue Victor-Hugo, which runs from place de l’Étoile, holds many of these sought-after addresses. Around place du Trocadéro, facing the Eiffel Tower, the view often sets the value. In La Muette, chaussée de la Muette leads to the Jardin du Ranelagh, a landmark for local families.

Who is buying in the 16th arrondissement?

An international clientele, very active on exceptional homes. Local professionals report a sharp rise in sales between €1.5 million and €5 million since the start of the war in the Middle East, driven in part by the Lebanese diaspora. American buyers and buyers from the United Arab Emirates are also present.

Their criteria are precise: a Haussmann building, a view of the Eiffel Tower, a high floor. Insulation matters, and air conditioning has become a selling point that speeds up sales.

The southern 16th: Auteuil, Porte de Saint-Cloud and Parc des Princes

The south of the 16th offers more accessible prices, often between €9,000 and €13,000 per square metre. Families look for 90 to 180 sq m, three or four bedrooms, a well-planned layout and little work to do. On rue d’Auteuil, the old village has kept its shops and its pace, an asset for family life.

Paris 16th property prices in 2026: key figures

Prices per square metre vary widely by area, condition and quality.

  • Northern 16th, La Muette, Victor-Hugo, Trocadéro: around €11,500/sq m
  • Northern 16th, well-located home in good condition: up to €17,000/sq m

  • Southern 16th, Auteuil, Porte de Saint-Cloud, Parc des Princes: €9,000 to €13,000/sq m
