A market that is awakening and attracting discerning buyers
Located at the gateway to Paris, Neuilly-sur-Seine has established itself over the past few decades as one of the most sought-after addresses for luxury real estate in Paris. With its exceptional residential setting, proximity to the Bois de Boulogne, prestigious school network and rare quality of life, this commune in the Hauts-de-Seine region boasts a prestigious real estate portfolio and a constant appeal to high-end buyers.
After a wait-and-see period, marked by a decline of almost 8% in five years, the luxury real estate market in Neuilly-sur-Seine is now back in the black. The latest figures show a 1.5% rise in prices in just three months, with an average price of €10,200/m², according to Meilleurs Agents.

Transactions pick up and confidence returns
Since autumn 2024, prestige real estate professionals in Neuilly-sur-Seine have noted a clear upturn in activity. Paris Ouest Sotheby's International Realty, a key player in the high-end market, has noted a marked increase in appraisal requests and visits.
“Confidence has returned, and this translates directly into an increase in transaction volumes,” explains Frank Sylvaire, director of Paris Ouest Sotheby's agency. “Buyers, who had been waiting for a long time, are returning to the market with concrete plans, buoyed by a more stable context.”
According to the agency, there are several reasons for this upturn: the normalization of lending rates, a wider range of properties on offer, and a desire on the part of some families to move in before the start of the new school year. As a result, sale times are getting shorter, and many properties are selling at the right price, especially if they meet the criteria sought by demanding customers: strategic location, high floor, no defects, and top-of-the-range amenities.
A diverse but demanding clientele
The profile of buyers in Neuilly-sur-Seine is changing. While French families are still in the majority, attracted by the sectorization of schools such as École bleue, Sainte-Croix de Neuilly-sur-Seine and the Pasteur secondary school, we are also seeing a return of international customers, particularly from the USA and the Middle East, thanks to a strong dollar and the search for safe havens in Europe.
Younger seniors looking for comfort and security are also opting for prestigious family apartments, often bought outright, without bank financing.
Focus on Neuilly-sur-Seine's prestigious neighborhoods
Saint-James
Quiet and green, Saint-James is home to prestigious villas, houses with gardens, private mansions and luxury apartment buildings. Although the absence of a metro may put some people off, this district remains highly sought-after. Prices reach €12,500 to €15,000/m² for the most luxurious properties, and around €11,000/m² for standard houses.
Bagatelle
Popular with families for its village life, proximity to the Bois de Boulogne and shops, Bagatelle is seeing an increasing number of transactions. Expect to pay €10,000/m² on average, but properties with defects (work, low floor, noise) can go for as little as €8,000/m², while top-of-the-range apartments towards boulevard Commandant-Charcot exceed €12,000/m².
Maurice-Barrès / Bois de Boulogne
A veritable showcase of Neuilly luxury, this district is home to luxury penthouses, architecturally renovated apartments, terraces overlooking the woods, and historic townhouses. Some properties sell for over €15,000/m², and exceptional ones can fetch up to €30 million.
Sablons / Inkermann
This dynamic, central district is very popular with families with children. Well-situated 130 to 180 m² properties with outdoor spaces sell for between €13,000 and €14,500/m². Proximity to prestigious schools plays a key role here.
Center / Town Hall
Tree-lined thoroughfares such as avenue du Roule, boulevard d'Argenson and boulevard Mermoz form a sought-after sector. Young first-time buyers and historic Neuilly-sur-Seine families vie for well-exposed apartments with unobstructed views, private gardens or terraces. Average price: €11,000 to €13,500/m².
Château / Bineau
This more accessible district offers excellent value for money, from €10,000 to €13,000/m². Close to the American Hospital, it features recent buildings, family housing and a few nuggets with terraces. New luxury developments are also springing up, notably around 58 boulevard Victor-Hugo, a project led by Icade.
Trends and prospects
Home automation, private outdoor spaces, top-of-the-range kitchens and renovations by renowned architects have become decisive criteria. Negotiations are still underway, but “flawless” properties (high floor, good school location, impeccable condition) are selling at or even above the asking price.
The market could continue to grow over the course of 2025 if macro-economic conditions remain favorable, particularly as regards interest rates and the attractiveness of the French tax system for non-residents.
