The sale of Valéry Giscard d’Estaing’s mansion among the largest Real Estate transactions of 2024
AD Magazine 09.12.2024
According to AD Magazine, Paris saw several exceptional celebrity-linked sales in 2024. The most emblematic remains the former private mansion of Valéry Giscard d’Estaing, sold for 23 million euros by Paris Ouest Sotheby’s International Realty, at 9-11 rue Bénouville, in the 16th arrondissement. Karl Lagerfeld, Pierre Balmain, Natalie Portman and Jean Dubuffet complete this panorama of prime property in Paris.
Valéry Giscard d’Estaing’s private mansion, sold by Paris Ouest Sotheby’s International Realty
The flagship sale of 2024 is that of Valéry Giscard d’Estaing’s former private mansion. Located at 9-11 rue Bénouville, in the 16th’s embassy district, near the porte Dauphine and avenue Foch, the residence was sold for 23 million euros to Armenia for its embassy. Built in 1885 by architect André Bérard, it offers around 1,230 m², of which 920 m² are living space, with a 500 m² garden. The former president lived there for around sixty years, until his death in 2020.
Karl Lagerfeld’s apartment, pared-back and modern
Karl Lagerfeld’s former Paris apartment reflects his taste for radical modernity. Located in the Saint-Thomas d’Aquin area, in the 7th arrondissement, this property of around 260 m² stood out for its pared-back, almost futuristic aesthetic of glass and steel. The couturier had erased the period ornamentation in favour of clean lines and contemporary materials. A deliberate contrast with the classic Haussmann decor.
Pierre Balmain’s apartment in the Walter buildings
Pierre Balmain had chosen the Walter buildings, in the 16th arrondissement, near boulevard Suchet. Designed by architect Jean Walter in 1930, these Art Deco buildings draw on the garden-city ideal and offer vast apartments with terraces, adorned with wrought ironwork by Raymond Subes. The apartment, of around 425 m², gathers wood panelling, gilding, a grand living room and a library. Catherine Deneuve and Serge Dassault were among the residents of these addresses.
Natalie Portman’s private mansion near the Champ-de-Mars
The actress Natalie Portman acquired a private mansion of around 550 m², near the Champ-de-Mars, in the 7th arrondissement, for 15.2 million euros. A former embassy built in 1912 and fully renovated, the residence stands a few steps from the Tour Eiffel. It includes a garden, a patio, a library, a gym, a wine cellar and a reception room topped by a glass roof.
Jean Dubuffet’s studio-home
The studio-home of the painter Jean Dubuffet hides at the end of a cobbled alley in the 6th arrondissement, between Montparnasse and Saint-Germain-des-Prés. Designed by architects Auguste and Gustave Perret between 1927 and 1928, it offers around 280 m² over three light-filled levels. Dubuffet lived there from 1945 to 1985, receiving Man Ray and Robert Doisneau. A rooftop terrace opens onto the roofs of Paris.
Prime property prices in Paris
These transactions confirm the momentum of the Paris prime market in 2024. As a benchmark:
- 6th and 7th (Saint-Germain, Champ-de-Mars): around 14,000 to 16,000 €/m² on average, far more in top areas
- 16th (Victor Hugo, Foch, Passy): around 11,000 to 13,000 €/m²
- Private mansions and signature properties: valued by rarity, beyond these figures (23 million for the rue Bénouville mansion, 15.2 million for the one in the 7th)
A private mansion or an exceptional property falls outside the price per square metre. Its value rests on the address, the history and the rarity. A tailored valuation remains essential.
