Michael Kors Sells His Water Island Retreat

Michael Kors Sells His Water Island Retreat

American fashion designer Michael Kors is selling his beachfront property on Water Island, Fire Island, in New York State, for 6.25 million dollars. The sale is handled by Daniel Gale Sotheby’s International Realty, a member of the Sotheby’s International Realty network, as reported by Vanity Fair.

The sale is more than society gossip. It speaks to the value of rare addresses, the kind of places that never surface in an online search and change hands quietly. This is a language Paris Ouest Sotheby’s International Realty speaks every day, from avenue Foch to Neuilly-sur-Seine.

Water Island, an enclave of 48 homes

Water Island holds just forty-eight residences. The enclave sits between Fire Island Pines and Davis Park, along the Fire Island National Seashore, roughly fifty miles from Manhattan. No cars, boat access only, protected nature. The rarity starts with geography.

The Kors property spreads across two adjoining parcels, close to a quarter of an acre, with two hundred feet of direct frontage on the Atlantic Ocean. That private shoreline, with no facing neighbours, explains the asking price, among the highest ever sought in this part of Fire Island.

A house shaped by Scott Bromley

Michael Kors and his husband Lance Le Pere bought the land in 2001 for 950,000 dollars. In 2014 they handed the full redesign to architect Scott Bromley, known for creating Studio 54. The result reads as two buildings. A main house of around 2,100 sq ft, one bedroom, floor-to-ceiling glazing, cedar and teak, white walls. A guesthouse of around 1,500 sq ft, four bedrooms, a bar, an outdoor kitchen, a pool.

Together the compound offers five bedrooms, five full bathrooms and one powder room. Bromley drew on Big Sur, on Amangiri in Utah and on Parrot Cay in Turks and Caicos. A pared-back aesthetic, built for the horizon, where the view does the talking.

The Sotheby’s International Realty network, a global signature

The listing is held by Meg Smith and Nate Larson of Daniel Gale Sotheby’s International Realty. They draw on a network of more than 1,100 offices, a presence across 86 countries and territories, close to 26,000 advisers and a global sales volume of 182.4 billion dollars.

That international reach changes what a sale means. A confidential Fire Island property gains the same qualified exposure as a Paris town house or a villa on the French Riviera. Buyers move from one market to the next. The network follows them.

Real luxury is not measured in rooms. It rests on a view, on silence, on an address.

From Fire Island to avenue Foch, one signature of luxury

There is a logic to this choice. Michael Kors spent years shaping a certain idea of American elegance, and he led the French house of Céline between 1997 and 2004. For himself, he did not reach for the spectacular. He chose a view, light, silence, an address you only see by invitation.

This is precisely where luxury sits today, in New York as in Paris. In the rightness of a place rather than in accumulation. An open perspective. A volume that breathes. An address you read at a glance. In Paris and western Paris this grammar has a name: a high floor on avenue Foch, a garden hidden from the street in Neuilly, a top floor with a view of the Eiffel Tower in Passy, a confidential town house that remains a standalone asset.

Reading this well is the craft of Paris Ouest Sotheby’s International Realty. Revealing what gives a home its real value, presenting it with rigour, carrying it to those who know how to recognise it. From Fire Island to avenue Foch, the same signature accompanies rare places. And the same care never to mistake price for value.

Property valuation in Paris: how to assess a prestige home

A rare sale begins with a fair reading of value. In Paris and western Paris, the price of a prestige home depends on the address, the floor, the view, the aspect, the condition and the presence of outdoor space. Paris Ouest Sotheby’s International Realty guides every owner through this, with the same discretion applied to the finest addresses worldwide.
