Paris luxury real estate in 2025: A resilient market amid economic challenges

According to a note from Sotheby’s International Realty France-Monaco reported by Zoom Invest, the French prime property market proved resilient in 2024, with nearly 750 luxury sales, a volume close to 1.4 billion euros and an average price of 1.8 million euros. The network, chaired by Alexander Kraft, fell only 7% from 2023. A resilient market despite a volatile 2024

Prime property held up better than expected in 2024. Alexander Kraft, chairman and chief executive of Sotheby’s International Realty France-Monaco, describes a « volatile » year: a slow start, a spring peak, a slowdown before the summer tied to the legislative elections, the Olympic Games over the summer, a mixed autumn, then a marked rebound at year-end. The high average price, at 1.8 million euros, confirms that buyers concentrated on quality assets.

The three drivers of the year-end rebound

The late-2024 rebound rests on three factors. The continued fall in interest rates eased the financing of purchases. Price adjustments, across France, brought sellers back to more realistic levels. The return of foreign buyers, especially after the American elections, supported demand. The market thus shifted from a sellers’ market to a buyers’ market.

The return of international buyers

International buyers came back in force to the Paris market. Americans lead, followed by buyers from the Middle East and some European nationalities, notably Scandinavian, German and Swiss. The near-parity between the dollar and the euro gave them 10 to 15% more purchasing power than in previous years. Their budgets often range from 3 to more than 20 million euros.

2025, a record year for the network

The year 2025 broke every record for the network. Sotheby’s International Realty France-Monaco reports nearly 970 luxury sales and a volume close to 1.95 billion euros, up around 40% year on year. The average price reaches 1.95 million euros, the highest ever recorded by the network in France. The fourth quarter of 2025, at more than 650 million euros, became the largest in its history.

The neighbourhoods and prices of ultra-prime Paris

The most prime addresses in Paris cluster in the 7th, the 8th and the Triangle d’Or. The 16th, around Victor Hugo and the Trocadéro, and Neuilly-sur-Seine, near the Bois de Boulogne, remain highly sought after. The Marais and the Île Saint-Louis round out the map of prime Paris. The most contested properties share one trait: a rare address, a high floor, an unobstructed view or outdoor space.

Prime property prices in Paris

The average price of the network’s luxury sales stands at 1.8 million euros in 2024 and 1.95 million in 2025. By the square metre, in early 2026:

  • 7th, 8th and Triangle d’Or, prime residential: around 15,000 to 21,000 €/m², with the rarest trophy assets exceeding 25,000 to 30,000 €/m²
  • 16th (Victor Hugo, Trocadéro): around 11,000 to 13,000 €/m² depending on the address
  • Average price of a property sold by the network: 1.95 million euros in 2025
