Neuilly Sablons: the post-Covid gem
Neuilly-sur-Seine is one of the most expensive cities in France and has the greatest number of inhabitants subjected to wealth tax.
Neuilly, and in particular Sablons area, seduces as much as it used to thanks to its numerous garden-level apartments, terraces, wooded avenues and its closeness with bois de Boulogne, mandatory criteria since Covid crisis. This customer base is constituted by young dynamic executives, unmarried or together, and families looking for prestige schools and young seniors. But demand is superior to supply, particularly for family properties between 120 and 160 sq. m.

Prices have been rebalanced. Thus, the entrance ticket starts at €10,000 per sq. m along avenue Charles-de-Gaulle. Elsewhere, you need to allow €12,000 per sq. m, except if the property is on the last floor or has an outer space. In this case, prices are traded more than €14,000 per sq. m. And there are many of these properties which attract a lot as Frank Sylvaire, Paris Ouest Sotheby’s CEO, says: “These much-vaunted terraces produce rough and tumble between the aspirants, among them many seniors who are fond of them.” Their price varies according to the many criteria: floor area, orientation etc.
