Real estate special Paris: international investors back in the 4th arrondissement
Covid-19 has overwhelmed the real estate market and people had to adapt. Margot Royer-Boquillon, manager of Paris Marais Sotheby’s International Realty explains that several sales have been achieved on video conference, and international investors who had almost disappeared since the beginning of coronavirus come back gradually on the market.

One of their favorite arrondissements is the 4th. It is the 3rd most expensive arrondissement because of its localization in the heart of le Marais and its closeness to the Seine quays, and the average selling price is €13,833 per square meter, even €23,000 or €24,000 when the apartment is sunny, has a nice view, a small exterior or an exceptional localization. Margot Royer-Boquillon explains that what matters to the investors is “being in le Marais, in the historical center of Paris”. Ile Saint-Louis and other small areas such as rue de la Verrerie are much requested. According to her, they do not look particularly for a property with balcony or terrace, as long as the view of the monuments is nice and as it is flooded with sunlight. But le Marais has two imperfections; as the buildings are old, there are few apartments with exteriors and when there are some such as duplex apartments, they are expensive, and there are few lifts. This is why families head towards the north of Marais or the boundaries of the 11th arrondissement.
